Situated on a corner lot near California Avenue's commercial street and the Caltrain station, the project aims to replace an existing hotel with 76 apartments.

The building will stand approximately 65 feet tall, with a total area of about 132,500 square feet, including 86,150 square feet of residential space and 27,900 square feet for a two-level underground garage. The parking facility can accommodate 152 cars and 80 bicycles. Unit types include 5 studios, 48 one-bedroom units, and 23 two-bedroom units. The project receives a 100% density bonus for including 6 extremely low-income units and 6 moderate-income units.

The design, provided by OTJ Architects, features a boxy structure clad in brick veneer and painted stucco. The San Francisco-based firm has a portfolio of more striking projects.
The 0.4-acre site is located within the block bounded by El Camino Real, Sherman Avenue, California Avenue, and Ash Street. Future residents will be at the southern end of the retail-rich California Avenue commercial corridor, just blocks from the neighborhood's train station. At the northern end of the corridor, a Mollie Stones grocery store is slated for replacement by a 17-story mixed-use project, for which REDCO Development submitted plans in 2023.
Construction costs and timeline have not yet been announced.
