Valouran Plans to Redevelop Mixed-Use Site in Notting Hill, London

Wedoany.com Report-Apr. 27, Valouran, a London-based property developer, has unveiled plans for a residential-focused project in Westbourne Grove, Notting Hill, UK, with an estimated gross development value of over £225 million ($298.9 million). The initiative will redevelop a 100,000-square-foot mixed-use site, delivering 28 tailored homes and retail spaces on the street and lower ground levels.

The planning application for this redevelopment is expected to be submitted in late 2025.

The project includes constructing a new mansion block on Hereford Road, upgrading Westbourne Grove, and revitalizing Hereford Mews. The residences, designed by Pilbrow & Partners, will range from one to four bedrooms and combine preserved and newly built structures. Additionally, Valouran plans to transform the former Redan pub on Westbourne Grove into a restaurant, bar, and apartments.

The planning application for the redevelopment is slated for submission in late 2025, with construction expected to begin in 2026. The development aims to enhance the local area while providing high-quality living spaces.

Valouran co-founder Alex Michelin stated: “This development epitomises our pledge to not only craft exceptional living spaces but also enhance the communities and the surrounding environment of our projects. Our ambition for 90 Westbourne Grove is to deliver beautiful homes people will want to live in for a lifetime. A major play for us in West London, this venture adds to our prime central London portfolio, which includes schemes in Hampstead and St Johns Wood. This latest asset will extend our prime central London portfolio to over 445,677 square feet of development with a combined GDV of some £1.1bn.”

This project strengthens Valouran’s presence in central London, building on their existing developments in areas like Hampstead and St Johns Wood. The Westbourne Grove initiative reflects their commitment to creating lasting, community-focused residential spaces.

In a separate development, Wates, a family-owned property and maintenance company, has submitted a planning application for the Farnham and Hilldene redevelopment in Harold Hill, UK, indicating ongoing investment in the region’s housing and infrastructure.
