en.Wedoany.com Reported - Main contractor VolkerFitzpatrick has delivered two warehouses on the 17-acre former Essity site off Mansell Way in Horwich, in a project named Arrow Point Bolton.
Arrow Point Bolton is being developed by Arrow Capital Partners for its Strategic Industrial Real Estate joint venture with Cerberus Capital Management, with PHP Architects responsible for the design.
The larger of the two warehouses spans 220,250 sq ft and is currently being marketed by B8 Real Estate and Commercial Property Partners. The smaller warehouse, at 107,500 sq ft, was pre-let earlier this year to Heritage Trade Frames.
Both units feature a 15-meter eaves height and are equipped with a total of 82 heavy goods vehicle trailer parking spaces. The project has surpassed its initial sustainability targets of BREEAM Excellent and EPC A, and is currently awaiting certification for BREEAM Outstanding and EPC A+.
According to Arrow Capital, electricity generated by rooftop solar panels is sufficient to power over 120 households, a key contributor to the project's sustainability credentials. The developer added that the project achieved a 416% biodiversity net gain. According to Planet Mark, the construction of Arrow Point Bolton achieved net-zero emissions. VolkerFitzpatrick saved 760 cubic meters of concrete during construction, avoiding 180 tonnes of CO2 equivalent emissions. Measures included on-site material reuse, such as using crushed concrete from the site instead of relying entirely on imported aggregates.

Planning permission for Arrow Point Bolton was granted in January 2025. The project team includes Stantec and TFT Consultants.
