en.Wedoany.com Reported - Portugal's M2O Group is preparing new high-end residential projects for the coming years, planning to enter markets near the AEP roundabout in Porto, Gondomar, Vila Nova de Gaia, and Ponte de Sor in Alentejo. The group's expansion strategy is based on an assessment of structural changes in the real estate market of the Greater Porto area, with coastal areas appreciating in recent years and demand for high-quality housing increasing. M2O Group CEO Marcos Oliveira stated that location remains the primary driver of residential property appreciation. The group was co-founded by Marcos Oliveira and Marino Oliveira.
M2O Group started in southern Matosinhos and later expanded to areas such as Foz do Douro in Porto and Vila Nova de Gaia. Marcos Oliveira believes these areas offer quality of life, proximity to the sea, and sustained property value growth. He explained that the company seeks locations that are already developed or have strong growth potential, preferably near the sea or major urban centers. Projects such as Oporto Metropolitano and RM Leça (in Matosinhos) are scheduled for completion in 2026.
When developing high-end residential projects, M2O Group primarily considers three factors: location, construction quality, and economic sustainability. Marcos Oliveira noted that luxury is reflected in space, natural light, privacy, thermal and acoustic comfort, energy efficiency, and a strong connection between the building and its environment. Buyers particularly value exclusive locations, high energy efficiency, smart home and integrated technology, spacious interior areas, private outdoor spaces, and privacy and comfort. Over the past few years, M2O has developed dozens of high-end residential units in the Porto region, with total investments amounting to tens of millions of euros.
To integrate complementary capabilities and accelerate the development of new opportunities, M2O partnered with RJB Home to create RM Promo. RM Villas represents a new generation of contemporary villas in Matosinhos, focusing on detail, construction quality, and differentiated design; while RM Leça combines contemporary architecture, efficient layouts, and differentiated common spaces such as co-working areas and shared laundry rooms. The majority of the company's buyers are families seeking homes in prime locations within the Porto region, along with a significant number of investors and international clients. Demand from foreign buyers has been growing in recent years, particularly from Europeans and Brazilians.

Projects to be completed in 2026 include Oporto Metropolitano (through a partnership between Four Promo, under M2O Group, and bbgourmet Group), RM Leça, Leça Gold, Edifício Jardim de Matosinhos, and the Brito Capelo & Roberto Ivens project. Projects planned for completion in 2027 include Madalena Vila Mar in Vila Nova de Gaia, the D. João I building in Matosinhos, and the Marechal Saldanha building in Foz do Porto. Ongoing projects include Valadares Villas, a residential development of ten T3 villas located on the second line from the beach, and República 869, situated in one of the most sought-after areas of Matosinhos.

Among future projects yet to be announced, M2O Group plans to build two more buildings near the AEP roundabout in Porto, as well as developments in Freixo (Gondomar), Foz (Porto), Grijó (Vila Nova de Gaia), and Ponte de Sor in Alentejo.
