en.Wedoany.com Reported - Indian real estate developer Neelanchal Real Estates LLP (a subsidiary of the SATTVA Group) plans to build a large mixed-use project in the Varthur-Sarjapur Road corridor of East Bangalore, aiming to meet the demand for integrated residential and retail spaces near the tech hub. The project comprises multiple high-rise towers, offering over 1,350 residential units, along with commercial retail space and extensive underground parking, establishing a new landmark in the area.

According to preliminary plans, the development adopts a multi-tower configuration to optimize space and vertical growth. Tower 1 is a commercial and residential mixed-use building with 3 basement levels, a ground floor (commercial), and 30 upper floors, reaching a structural height of 100.85 meters. Tower 6, also commercial and residential mixed-use, features 3 basements, a ground floor (commercial), and 33 upper floors, with a structural height of 110.3 meters, making it the tallest building in the cluster. Tower 2 is designed with 3 basements, a ground floor, and 31 upper floors, standing 104 meters tall. Towers 3 and 4 form a twin-tower configuration, matching Tower 6's specifications with 3 basements, a ground floor, and 33 upper floors, at a height of 110.3 meters. Tower 5 is laid out with 3 basements, a ground floor, and 32 upper floors, with a structural height of 107.15 meters. Commercial retail is concentrated on the ground floors of Towers 1 and 6, thereby separating public commercial foot traffic from the private residential areas above.

Neelanchal Real Estates, under the SATTVA Group, to develop a mixed-use hub in East Bangalore

The project is located at the Varthur-Sarjapur Road junction, a micro-market providing convenient access to major tech parks such as Outer Ring Road, Whitefield, Marathahalli, and Electronic City. Regional real estate analysts note that Varthur Road has become a preferred destination for tech professionals, with homebuyers actively seeking communities that reduce commute times and offer self-sufficient living. By integrating underground parking to minimize surface vehicles and reserving more space for open green areas and pedestrian walkways, the project offers a highly practical residential option for urban professionals in East Bangalore.
