The asset was originally owned by the Zaphir fund under Aguirre Newman (which held approximately 150,000 square meters of logistics warehouses in 2017). Following the fund's merger with Savills, the asset was sold to a joint venture formed by Neinver and Colony Logistics, which was subsequently acquired by a Blackstone subsidiary.

The renovation included a full overhaul of the building's facade, roof, and flooring, as well as technical upgrades to loading docks, marshaling yards, and other external infrastructure. Improvements were made to entrances, perimeter fencing, and exterior doors and windows, while the fire protection system was updated in accordance with current regulations. These measures enable the property to accommodate high fire-risk activities, expanding its range of uses. The asset now features 64 loading bays, capable of simultaneously serving heavy and light vehicles, meeting the demands of high-throughput logistics operations.

The interiors of the warehouse and offices have been fully renovated to enhance functionality and flexibility. The warehouse has been equipped with new HVAC and lighting systems, while a new elevator has been installed in the office building to ensure full accessibility. Sustainability was a key focus of the project, with multiple measures implemented to qualify for the Breeam Very Good environmental certification. These include the installation of photovoltaic panels for self-consumption, electric vehicle charging stations, and modernization of various systems to improve energy efficiency and user comfort.
