The Cheshire East Council planning department has urged committee members to greenlight the scheme.

The site, located on Dean Row Road in Wilmslow, covers 22.2 acres and is designated as protected land under the Cheshire East Local Plan, with specific protections in place for the planning period up to 2030. The planning department urged committee members to approve the plan, partly because the local authority is currently unable to demonstrate its statutory five-year housing land supply. According to a report published in April, Cheshire East currently has a confirmed land supply of 8,780 homes, equivalent to 3.3 years of supply.

The planning report states that the lack of a demonstrable five-year housing land supply "tilts the planning balance in favor of granting permission," meaning the Planning Inspectorate is more likely to overturn a refusal. The Jones Homes and Taylor Wimpey proposal includes a mix of one- to five-bedroom homes, with 30% designated as affordable housing. If planning approval is granted, the developers will pay between £900,000 and £1.3 million towards local education infrastructure.
