Main Construction Begins on £450 Million City Centre South Regeneration Project in Coventry, UK
en.Wedoany.com Reported - On October 13, new progress was made on the £450 million City Centre South urban regeneration project in Coventry city centre, UK, as the first residential building developed by The Hill Group entered the above-ground structural construction phase following the completion of site demolition, foundation, and infrastructure preparation works. Phase one of the project is planned to include 991 homes, 8,000 square metres of commercial space, and 17,000 square metres of public open space, with the overall development masterplan allowing for up to 1,575 homes.

The project is located in Coventry city centre, with the first residential building under construction on Rover Road, adjacent to Coventry Retail Market and the former IKEA commercial building. The works are being developed by Shearer Property Regen Limited, a project company formed by The Hill Group and Shearer Property Group, covering approximately 6.5 hectares and being implemented under a phased construction plan for residential, commercial, and public space development. Phase one received detailed planning approval in March 2024, with on-site construction commencing in 2025.
Under the partnership agreement signed between The Hill Group and Legal & General, phase one of the project will deliver 200 affordable homes, of which 145 will be for social rent and 55 will be shared ownership, with the remaining 791 supplied through private sale and rental. These affordable homes are located within the phase one development buildings, constructed by The Hill Group and acquired by Legal & General under the agreement between the two parties.
The phase one residential buildings are planned to range from 5 to 19 storeys, with unit types spanning from studio apartments to three-bedroom homes. The architectural design incorporates rooftop photovoltaics, green roofs, low-energy lighting, and water-saving fixtures, and is connected to a district heating system. Some homes feature private balconies or terraces, and the project also includes communal podium gardens, rooftop terraces, and landscaped squares. The residential units are being delivered alongside surrounding retail, dining, and public activity spaces within the phase one construction scope.
The project previously secured more than £110 million in funding support from the West Midlands Combined Authority, including funding for land acquisition, demolition of existing buildings, and preliminary planning work. Relevant land assembly and some infrastructure works have been completed, and construction has now moved to the first batch of residential buildings. According to the overall timetable published by the project developer, phase one is scheduled for completion in summer 2032, with the entire project expected to be completed in 2034.
