Scope of Works:

Main Teaching Building Construction: Construction of a new teaching building meeting modern educational standards, including general classrooms, specialized classrooms (e.g., science labs, art rooms), administrative offices, a library, a multi-purpose hall, and sanitary facilities. All main structural works including building structure, external walls, roofing, doors, and windows.

Ancillary Facilities Installation: Completion of all mechanical and electrical installation works within the building, including but not limited to heating, ventilation, air conditioning systems, electrical systems, plumbing and drainage systems, fire protection systems, low-voltage and network communication systems.

Interior Finishing Works: High-quality interior finishing for all indoor spaces, including floor, wall, and ceiling treatments, as well as installation of lighting, doors, and windows, ensuring compliance with health and aesthetic standards for educational institutions.

Outdoor Site and Landscape Works: Construction of outdoor activity areas within the campus (e.g., playground, play area), roads, walkways, landscaping, fencing, gates, and outdoor lighting.

Equipment Procurement and Installation: Responsible for the procurement, transportation, installation, and commissioning of teaching equipment, kitchen equipment, office furniture, and other facilities.

Site Preparation: Including demolition of existing old buildings (if any), site leveling, earthworks, and construction of necessary temporary facilities.

Contractor's Responsibilities (Characteristics of Main Contracting):

Lump Sum Contract: The contractor assumes lump sum responsibility for all works within the contract scope, including all materials, equipment, labor, machinery, and management costs.

Comprehensive Coordination and Management: As the main contractor, responsible for coordinating and managing the work of all subcontractors and suppliers, ensuring seamless integration of all project phases and unified progress.

Quality Control: Establish and implement a quality management system, bearing overall responsibility for the quality of all construction processes and final deliverables, ensuring compliance with Belgian building regulations (NBN standards) and contract technical requirements.

Safety Responsibility: Fully responsible for site safety management, developing and implementing safety plans, ensuring compliance with the Belgian Welfare Act and relevant safety regulations.

Schedule Guarantee: Develop and execute a detailed construction schedule, ensuring completion of all works and handover for use within the 933-day duration.

Compliance and Handover: Responsible for obtaining all necessary construction permits, coordinating government inspections (including structural, fire safety, environmental, etc.), and submitting complete as-built documentation.

Defect Liability: Responsible for rectifying any quality issues arising from material or workmanship defects during the contractually defined defect liability period.
