Beijing's First Concrete Modular Affordable Housing Project Enters Main Structure Construction Phase

The affordable rental housing project on the north plot of Dinghui Temple in Haidian District, Beijing, has completed the hoisting of its first concrete module, officially entering the main modular construction phase. This project is Beijing's first concrete modular affordable housing project and also the first concrete modular project in Haidian District, marking a technological breakthrough in the field of building industrialization.

The project is a five-story affordable rental housing building with a total floor area of 9,842.79 square meters. It plans five types of residential units and will provide 241 affordable rental housing units upon completion. As a key project in Haidian District, it is jointly implemented by China State Construction International Investments (North China) Limited, a subsidiary of China State Construction International Holdings Limited, and China State Construction Hailong Technology Company Limited. The core innovation is the introduction of intelligent construction-MiC technology, which transfers traditional on-site construction processes to smart factories.

The project adopts the hollow composite shear wall plus single-sided composite wall module system independently developed by China State Construction Hailong Technology. The construction team deconstructed the entire building into 203 standardized independent concrete modules. All modules undergo system integration in the factory, including structure, electromechanical pipelines, interior finishing, and bathroom fittings, achieving millimeter-level production precision. After being transported to the site, the modules are rapidly assembled through hoisting. Compared with traditional cast-in-place construction, this technology reduces the overall construction period by more than 50%, while also decreasing construction dust, building waste, and on-site noise.

In terms of full lifecycle management, the project implements a digital construction model, integrating technologies such as BIM forward design, the Internet of Things, and digital twins into the entire process of design, production, transportation, hoisting, and operation and maintenance. It is also connected to the C-SMART intelligent management system to achieve digital collaboration across all stages. The project implements a "one unit, one code" management mechanism, enabling process tracking and quality traceability for each building module from raw material arrival to on-site hoisting and placement.
