Project Location: The sports hall is located in the second row of Kerschensteiner Straße, adjacent to the kindergarten director's residence on the east, a commercial hall on the west, railway tracks on the north, and an outdoor sports area (current parking lot) on the south. A municipal rainwater retention basin belonging to the city of Mühlacker is located beneath the sports area, prohibiting the passage of heavy vehicles. Building Overview: Constructed in 1984, single-story with a sawtooth roof structure. The main load-bearing structure consists of reinforced concrete columns and steel roof trusses. The exterior walls are composite insulated panels. The interior clear height is approximately 8 meters, with a total floor area of about 1800 square meters. Roof Replacement: Demolish the existing leaky sawtooth roof, including steel trusses, purlins, roof sheathing, waterproofing, and insulation. The new roof must be a lightweight structure, prioritizing sustainable building materials (e.g., cross-laminated timber, recycled steel, bio-based insulation). The roofing material must meet waterproofing grade 1, with a design service life of at least 30 years. No additional loads may be added; the self-weight and live loads of the new roof must be strictly controlled within the verified limits of the original structure. Flat Roof Renovation: Approximately 350 square meters of flat roof in the technical extension and adjacent social wing. Remove existing waterproofing and insulation, repair the substrate, install new waterproofing membrane (root-resistant type), and re-insulate to current energy efficiency standards. Three skylights to be replaced with double-glazed aluminum frame units; update motorized opening mechanisms. Exterior and Interior Wall Cladding: Partially replace damaged exterior composite panels; reapply sealant at joints. Renovate interior acoustic panels. Replace wall tiles in changing rooms and toilet areas; repair skirting boards. Sports Hall Floor: Remove existing maple sports floor, inspect and repair subfloor joists, replace moisture barrier, and install new professional sports wood flooring meeting German DIN 18032 standards for shock absorption, vertical deformation, and ball rebound. Ancillary Facilities: Update roof drains and siphonic drainage system; reset roof lightning protection air terminals; partially reinforce inspection catwalks. Service Phases: This initial commission includes HOAI fee regulation service phases 1 (Basic Evaluation), 2 (Preliminary Design), and 3 (System Design). Scope of Services: Structural load-bearing capacity verification and review; selection and joint detailing for the new roof structural system; proposal for strengthening existing structure (if needed); justification for sustainable material application; detailed construction drawing design; preparation of bill of quantities; drafting technical specifications for tender documents; structural supervision coordination during construction phase. Subsequent Services: Service phases 4 (Approval Design), 5 (Implementation Design), 6 (Procurement Preparation), 7 (Construction Coordination), 8 (Project Supervision), and 9 (Completion and Archiving) are not included in this commission. The client reserves the right to commission third parties for subsequent phases or individual services within this phase. Funding Source: A funding application has been submitted to the federal "Renovation of Municipal Sports Facilities" program. Approval is pending, and there is funding uncertainty for the project. |
