UK Walworth Corners Project Appoints GBP 55 Million Main Contractor

en.Wedoany.com Reported - On September 29, McLaren Construction was appointed as the main contractor for the Walworth Corners mixed-use development project in London, UK, with a contract value of GBP 55 million. The project is located at 182–202 Walworth Road in the Elephant & Castle area of South London, covering an area of approximately 0.34 hectares with a total gross floor area of approximately 134,000 square feet. It will deliver 283 student accommodation beds, 20 social rent homes, and supporting retail, community, and public spaces. Early works have commenced, with completion scheduled for spring 2028.

The project is being developed by a joint venture platform established by Fabrix and PATRIZIA, and is the first residential project to enter the implementation phase since the two parties established their cooperation platform in 2025. The platform has over GBP 100 million in investment capacity, focusing on London student accommodation, alternative residential, and affordable housing. The project previously secured a GBP 69.5 million green development loan from Aviva Investors, forming a funding structure that links equity capital, development loans, and main contract construction.

The works will adopt a combination of new construction and retention of existing structures, with part of the existing concrete frame facing Walworth Road to be retained and extended. Howells is responsible for the design phase, while AFK is advancing the construction-phase architectural design. Retaining the existing structure is expected to reduce embodied carbon by approximately 21%. The project adopts an all-electric design, featuring air-source heat pumps and photovoltaic power generation facilities, with BREEAM Excellent certification as the construction target.

Most of the ground floor area will be open to the public, including an approximately 2,600-square-foot community kitchen, a 6,240-square-foot courtyard garden, and 5,100 square feet of retail space, along with a new pedestrian route running through the site. The project will also incorporate green roofs and blue roofs, combined with sustainable drainage systems to advance rainwater management, with an overall biodiversity net gain target of 144%.
