Lot Division: This project is divided into 13 independent lots (Lot 01 to Lot 13). Tenderers may submit tenders for a maximum of 13 lots.

Main Lot Contents:

Lot 01: Main Works

Structural Type: Reinforced concrete strip foundations or shallow raft foundations. Main structure of concrete blocks or cast-in-place concrete, compliant with thermal regulations RT 2012 (or RE 2020).

Construction Content: Earthworks, foundation construction, ground floor damp-proofing, construction of main load-bearing walls and floor slabs, stairwell openings, installation of external wall insulation (if design includes ETICS system), construction of roof support structure.

Interface Management: Responsible for construction coordination and provision of embedded items/connections with other lots (e.g., timber structure, roofing, electrical, plumbing, etc.).

Lot 02: Timber Structure

Structural Form: Prefabricated timber frame or traditional solid wood truss structure for roof support system.

Construction Content: Cutting, assembly, and installation of timber components, anti-corrosion/rust treatment for structural connectors, fire-retardant coating treatment, anchorage connection to concrete structure nodes.

Technical Standards: Compliant with standard NF P 21-204 (Eurocode 5), meeting seismic and wind pressure resistance requirements.

Lot 03: Roofing Works

Roof Form: Mainly pitched roofs using machine-made clay tiles or flat tiles.

Construction Content: Laying of roofing waterproofing membranes (PVC or TPO polymer membranes), installation of insulation, installation of battens, tile laying, ridge and gutter treatment, installation of ventilation tiles, provision of embedded interfaces for lightning protection strips.

Lot 04: External Wall Refurbishment

Construction Content: External wall cleaning, substrate repair, application of waterproof primer, spray application of decorative coating or stone-effect paint, local application of facing tiles.

Additional Requirements: If applicable, the external wall insulation system is the responsibility of this lot, coordinating interfaces with the main works lot to ensure compliant treatment of thermal bridges.

Lot 05: External Windows/Doors / Metal Components

Window/Door Type: PVC or aluminum thermal break windows, double glazing (4/16/4), thermal transmittance Uw ≤ 1.3 W/m²·K.

Metal Components: Balcony railings, canopy supports, skylight frames, external wall decorative metal parts. Material: galvanized steel or aluminum, surface powder-coated.

Entrance Doors: Security rating A2P or BP2, with door closers and multi-point locking systems.

Lot 06: Drywall / Interior Joinery

Partition System: Metal stud system with fire-resistant plasterboard on both sides, filled with rock wool or glass wool, sound insulation performance Rw ≥ 38 dB.

Ceiling Works: Light steel frame plasterboard ceilings, with moisture-resistant plasterboard in certain areas (e.g., kitchen, bathroom).

Interior Joinery: Wooden skirting boards, window surrounds, door surrounds, simple shelving systems for storage cabinets or wardrobes.

Lot 07: Electrical Works

Power Supply System: Wiring from main distribution board to individual apartment distribution boards, copper cables (cross-section determined by load calculation).

Terminal Equipment: LED ceiling lights, emergency lighting, switches and sockets (French standard NF C 15-100), in-house low-voltage wiring (TV, telephone, network).

Safety System: Installation of smoke detectors (mandatory), pre-installation of conduits for video intercom system.

Lot 08: Heating / Ventilation / Plumbing Works

Heating System: Low-temperature hot water underfloor heating (radiant floor) or high-efficiency gas boiler with radiator system.

Ventilation System: Mechanical Controlled Ventilation system (VMC double flow) with heat recovery (compliant with RE 2020 requirements).

Water Supply and Drainage System: Installation of PPR hot and cold water pipes, PVC drainage pipes, installation of sanitary fixtures (toilet, washbasin, shower tray, faucets, etc.).

Lot 09: Floor Screeding / Tile Laying

Screed: Cement-based self-leveling mortar, thickness 30–50 mm, flatness ≤2 mm/2m.

Tile Laying: Anti-slip tiles (R10 or higher) for wet areas such as entrance, kitchen, bathroom, balcony, etc. Adhesive strength class ≥ C2TE.

Lot 10: Painting / Resilient Flooring

Painting Works: Interior wall and ceiling latex paint, scrub resistance ≥ class 5, VOC content compliant with French A+ standard.

Resilient Flooring: PVC homogeneous sheet or composite tiles, installed in dry areas such as living room, bedroom, etc. Surface wear resistance ≥ class T.

Lot 11: Wooden Staircase

Structural Form: Solid wood or wood composite treads, supported by metal or wooden stringers.

Construction Content: On-site measurement, factory prefabrication, on-site assembly, anti-slip treatment for treads, installation of handrails and balusters, surface varnish or wood oil coating.

Lot 12: Roads and Integrated Utilities

External Roads: Concrete or asphalt pavement, thickness ≥ 150 mm, with graded crushed stone sub-base, including gully drains and drainage channels.

Integrated Utilities: Burial of external water supply, sewage, rainwater, power, and telecommunication pipes. Construction of inspection chambers or installation of pre-cast chambers, connection to municipal networks.

Lot 13: Gates / Garage Doors

Gates: Aluminum or galvanized steel material, manual or electric opening system, equipped with remote control receiver and safety sensor strips.

Garage Doors: Sectional up-and-over doors or roller shutters, motor-driven, with emergency release mechanism, surface polyester powder-coated, weather resistance ≥ 5 years.
