The project will deliver 64 new affordable homes to address local housing needs. The main contractor, Hill Group, is ready, with construction scheduled to start on March 31, 2026, and expected completion in early 2028, aiming to deliver high-quality, sustainable residences.

The Mayfield development will include 23 social rented homes and 41 shared ownership homes, comprising one, two, and three-bedroom apartments distributed across three buildings ranging from three to six stories. Eight of these will be fully accessible ground-floor homes. This arrangement aims to help residents get onto the property ladder and improve housing accessibility.
Beyond housing supply, the Mayfield development is committed to supporting local employment and training. Hill Group will provide at least four London Living Wage apprenticeship positions for Lewisham residents and partner with Lewisham College to offer T-Level placements, as well as work experience for those not in education. The initiative focuses on underrepresented groups, such as care leavers, ex-offenders, and former armed forces personnel. It also includes donations to local organizations like Urban Synergy, community arts projects, Lewisham Food Bank, and Warmer Together Lewisham.
Designed by Metropolitan Workshop, the Mayfield development emphasizes fostering a sense of community through shared spaces like communal gardens and children's play areas. The project will meet the Greater London Authority's energy standards, utilizing air-source heat pumps for low-carbon heating. It will be largely car-free, featuring bicycle storage and limited disabled parking spaces, while also incorporating new tree planting and preserving existing greenery.
