In addition to retaining the association award, two landmark housing development projects by Caledonia and its partners were also recognized. As part of the first phase of the community-led Bellsmyre regeneration project, the Whiteford Avenue development, jointly delivered by CHA (Caledonia Housing Association) and CCG Scotland in West Dunbartonshire, won the "Housing Regeneration Development of the Year" award. The £7.3 million project, which received £4.4 million in Scottish Government funding, delivered 27 high-quality affordable homes as part of a broader community regeneration plan aimed at creating safer, greener, and more liveable environments for local residents.

The judging panel also awarded the "Social Housing Development of the Year (Under 100 Units)" to CHA and Cullross Ltd for their £12.7 million Ballindean Road development in Dundee. The project delivered 67 energy-efficient homes, 18 of which were provided through the Scottish Government's New Supply Shared Equity scheme, helping to widen access to homeownership amid current severe market pressures.

Alan Jones, Chair of Caledonia Housing Association, said he thanked the judging panel on behalf of all staff for recognizing the hard work, dedication, and commitment of colleagues. The Board always believed that the Bellsmyre and Ballindean projects had great potential to deliver tangible, lasting benefits for tenants and communities, and these awards demonstrate their importance. He emphasized that strong partnerships are essential for creating quality homes and spaces, and specifically thanked CCG Scotland and Cullross for their support and collaboration.

Julie Cosgrove, Chief Executive of Caledonia Housing Association, added that being named Housing Association of the Year for the second consecutive year is a tremendous achievement and excellent recognition of the organization's overall work. These awards acknowledge Caledonia's ongoing commitment to supporting the Scottish Government's housing and social justice priorities, including delivering new affordable homes, providing responsive local services, and investing in strengthening communities. She also noted that these achievements reflect the dedication, expertise, and passion of colleagues across the organization, who work every day to make a meaningful difference in customers' lives. Having the Bellsmyre regeneration project and Ballindean Road development recognized alongside the association award makes the achievement even more special.
