en.Wedoany.com Reported - Asia-Pacific data center operator Digital Edge DC is planning to build a 270 MW data center in Palava, near Mumbai, India, having acquired approximately 30 acres of land for this purpose. Lodha Group, the developer that sold the plot, only confirmed the transaction itself without verifying the data center project.

According to reports, the land transaction at the Palava Green Integrated Data Center Park, located about 45 km northeast of Mumbai, was valued at approximately INR 10 billion (about USD 104 million). The deal is reportedly one of the largest data center land transactions on record in the region.

In a filing with the National Stock Exchange of India, Lodha Group confirmed the real estate transaction but did not verify the reported data center development project. The filing stated that the land purchase and cooperation fall within its ordinary course of business.

This transaction takes place in Maharashtra, a state actively promoting digital infrastructure. In May 2026, Lodha signed a memorandum of understanding with the state government for the Green Integrated Data Center Park, announcing at the time that the deal was valued at approximately INR 300 billion (about USD 3.1 billion). Amazon and STT Global are reportedly expected to establish data centers in the area "in the near future."

In a May press release, Lodha stated that the project would attract global technology companies, meet power demands through sustainable resources, and establish the region as a strategic hub for India's digital infrastructure.

If completed, this 270 MW campus would become Digital Edge's second data center in India and bolster its project pipeline. The facility will complement the BOM 1 facility in Navi Mumbai, offering cloud computing, artificial intelligence, and hyperscale capacity services to India's largest data center market.

Maharashtra is a core growth region for India's data centers. According to a March report by Arizton, 104 data centers are planned in India, with over 25% of the capacity concentrated in this state. Local government data shows that Maharashtra currently hosts 66% of India's data center capacity, and Lodha's latest project is expected to significantly boost this share in the coming years.
