Nottingham Forest's £800m Stadium Expansion Approved by Council

en.Wedoany.com Reported - The planning committee of Rushcliffe Borough Council in the UK has approved a new round of expansion plans for Nottingham Forest Football Club's City Ground stadium. The total project investment is approximately £800 million, with the goal of increasing the stadium's capacity from the current approximately 31,000 seats to a maximum of 52,500 seats. KSS serves as the lead architect and principal design consultant for the project, which is the largest expansion and redevelopment plan Nottingham Forest has continuously pursued at City Ground in recent years.

The approved content is divided into two parts. The Trent End stand renovation and the Peter Taylor Stand rebuild have received full planning permission, which will first increase the stadium capacity to approximately 45,000 seats upon implementation; the subsequent renovation of the Brian Clough Stand has received outline planning permission, which could add approximately 7,500 more seats in the future, bringing the total capacity to approximately 52,500. The project also includes new public plazas, restaurants, conference spaces, media facilities, and back-of-house operational areas.

The Peter Taylor Stand will undergo a complete rebuild and, together with the Trent End renovation, will form the main body of the first phase of works. When KSS submitted the plans in January this year, it was already clear that the goal was to increase City Ground from approximately 31,000 seats to over 50,000, continuing to expand at the existing site rather than relocating to a new stadium. Rushcliffe Borough Council received nearly 900 letters of support before the September 16 review, with the full planning application receiving 882 letters of support and 19 objections.

The project team has been largely finalized. KSS is responsible for architectural design and leading the scheme, Gleeds serves as project management and quantity surveying consultant, Planit is responsible for landscape design, Savills is responsible for planning consultancy, and Steer is responsible for transport consultancy; Buro Happold undertakes structural, civil, MEP, fire, façade engineering, and sustainable design among multiple specialist workstreams. This configuration covers the complete technical chain from architectural design, structural and MEP engineering, to transport and planning approval.

City Ground has a history of 128 years. Nottingham Forest previously obtained an expansion permit in 2025, planning to increase capacity from approximately 30,000 to 35,000. This round of plans further expands the construction scale, incorporating the main stand rebuild, public spaces, and supporting commercial facilities into a unified overall plan. KSS disclosed that the project funding will be supported by club owner Evangelos Marinakis.

What has been obtained at this stage is approval from the local planning committee. Going forward, technical design, condition compliance, and construction preparation will still need to be advanced in accordance with the corresponding requirements of the full planning permission and outline planning permission. The planning boundaries for the Peter Taylor Stand and Trent End sections have been clearly defined, while the Brian Clough Stand will still require further detailed plans to be completed on the basis of the outline permission.
