Wedoany.com Report-Dec.24, Modon, the Abu Dhabi-based master developer, has awarded a main construction contract valued at Dh5 billion ($1.36 billion) for two residential projects on Hudayriyat Island: Nawayef East and Nawayef West.
The planned villas will be situated on man-made hills that rise to 45m and 55m.
This agreement represents the largest residential construction contract announced in Abu Dhabi for 2025. It covers the development of 735 luxury villas across the two communities.
The villas will be positioned on man-made hills reaching heights of 45 metres in Nawayef East and 55 metres in Nawayef West. This marks the first introduction of such elevated topography in residential developments in Abu Dhabi, designed to offer residents panoramic views of the city skyline and surrounding waters.
Villa sizes will range from 350 square metres to 2,700 square metres, featuring three to eight bedrooms to accommodate varying family needs. Residents will benefit from privacy, refined living standards, and access to a comprehensive range of nearby amenities.
These include sports facilities, retail outlets, cafés, premium dining venues, and a 220-kilometre cycling network that connects different zones across Hudayriyat Island for seamless mobility and recreation.
Modon previously awarded contracts for infrastructure works at these sites. The latest contract advances the ongoing transformation of Hudayriyat Island into an integrated community focused on high-quality, nature-inspired living.
This development contributes to the island's appeal as a desirable residential destination, combining exclusive housing with extensive leisure and connectivity options.
In a related move, Modon recently awarded Trojan Construction Group a Dh1 billion contract for the Maysan project on Reem Island. This covers two residential communities: Mayar, which will include 60 townhouses and 132 stacked maisonettes in a gated setting, and Thoraya, featuring 184 townhouses with private entrance access. The project introduces innovative residential concepts to the area, with direct access to beaches, parks, and community facilities.
Additionally, the Bashayer neighbourhood, the first waterfront residential community on Hudayriyat Island, achieved full sales on its launch day, generating Dh3 billion. This strong demand reflects growing interest in the island's offerings.
Modon's initiatives on Hudayriyat Island and other locations continue to support the creation of vibrant, well-connected living environments in Abu Dhabi, emphasizing elevated design, sustainability, and resident-focused amenities.
