en.Wedoany.com Reported - On 10 August, UK land developer Peel Land launched a public consultation on the Haydock Point project, with an planned investment of approximately £165 million. The project proposes the development of a manufacturing and employment park with a total gross floor area of approximately 1.3 million square feet, equivalent to around 121,000 square metres, and is currently at the pre-submission stage for an outline planning application.
The planning proposals include manufacturing, industrial, logistics and commercial facilities, as well as a heavy goods vehicle (HGV) parking area, driver amenity facilities and a multi-fuel HGV hub. The park may also accommodate ancillary spaces such as catering, leisure, healthcare and childcare facilities to serve occupier businesses and staff working at the park.
The highway works propose to realign the northern section of the A49, routing vehicles through the park to the A580, alongside improvements to Junction 23 of the M6 motorway. The multi-fuel HGV hub is planned to provide electric HGV charging, hydrotreated vegetable oil (HVO), compressed natural gas (CNG) and liquefied natural gas (LNG) refuelling facilities at opening, while also reserving space for hydrogen fuel infrastructure.
The project's landscape and ecological space is equivalent to more than 17 standard football pitches, with plans to plant over 600 trees and create walking, running and leisure trails, including a fitness loop of more than 1.6 kilometres. The proposals also include secure managed HGV parking facilities to meet the needs of businesses at the park and local haulage vehicles.
Peel Land estimates that, if approved and operational, the project could create 1,845 manufacturing, industrial, logistics and commercial jobs. The construction phase is expected to contribute approximately £76 million in gross value added (GVA); once operational, the annual GVA is estimated at approximately £110 million, generating around £4.4 million in annual business rates revenue. These employment and economic figures are the developer's estimates based on the current proposals.
An earlier scheme for Haydock Point was submitted in 2017, with a planned floor area of approximately 1.8 million square feet at that time. In 2021, the Secretary of State dismissed a related appeal on grounds including green belt and landscape impact. The site was subsequently removed from the green belt and designated in the 2022 local plan as a reserve site to meet long-term employment needs beyond the plan period; the current proposals have been revised to 1.3 million square feet and have re-entered the pre-application consultation process.
The public consultation will run until 13 September 2026, with the project team planning to hold in-person consultation events on 2 September and 9 September, as well as an online Q&A session. Peel Land will refine the proposals following consideration of public feedback and plans to submit an outline planning application to the local authority later in 2026.
