Wedoany.com Report on Feb 26th, UK construction contractor Glencar has recently secured a pre-construction appointment from US developer Hillwood to advance the detailed design and delivery plan for the 16-acre industrial site project in Luton – Hillwood Park Luton. Located in the Sundon Park industrial area in northwest Luton, this speculative multi-unit development project is expected to be completed in the fourth quarter of 2026, with units available for occupancy from December of that year.

The Hillwood Park Luton industrial site project is planned to provide 26,439 square meters of warehouse space, with flexible unit sizes ranging from 1,301 to 7,432 square meters, aiming to attract tenants from the manufacturing, distribution, and e-commerce sectors. Glencar has been involved since the pre-construction stage, supporting constructability reviews, planning, and cost determination to ensure the project progresses smoothly.
The project has set high sustainability standards, aiming to achieve a BREEAM Excellent rating and an EPC A rating. Although detailed specifications have not yet been announced, the focus is expected to be on operational energy efficiency and tenant well-being. As part of Hillwood's development pipeline in the UK, the Hillwood Park Luton industrial site will be delivered on a speculative basis, without any pre-leasing arrangements.
Peter Goodman, Managing Director of Glencar, stated that early contractor involvement allows the company to apply its technical expertise from the outset of the project, driving plan certainty and sustainable delivery. Greg Dalton, Vice President of Hillwood UK, noted that this appointment is based on the successful collaboration between the two parties in previous projects, and the Luton industrial site project will further enrich the developer's portfolio in the UK.
Currently, demand for Grade A logistics space in Luton and the broader M1 corridor continues to grow, primarily driven by the expansion of online retail and supply chain restructuring. Although rising construction costs and tightening financing conditions pose challenges to speculative starts in some areas, the advancement of the Hillwood Park Luton industrial site project still demonstrates strong market demand for high-quality industrial space.
