II. Project Information

Scope of Works: Renovation of the Cinema-Performance Hall and Other Cultural Activity Facilities, Including Site Development

Works Content:

Site Preparation: Clearing debris, vegetation, and existing obstacles within the construction area. Erecting construction fencing, temporary access points, material storage areas, and worker passageways to ensure the safety of dormitory residents during construction. Conducting site leveling measurements and establishing a construction control network.

Demolition Works: Demolishing existing partition walls, ceilings, floors, doors, windows, and some equipment pipelines according to design drawings. Performing protective demolition for structural components to be retained to avoid damage. Sorting, temporarily storing, and transporting construction waste generated from demolition to designated disposal sites, with dust and spill prevention measures during transport.

Concrete Works: Pouring concrete for new structural elements such as beams, slabs, columns, and stairs. Concrete strength grade to be determined per design requirements, using ready-mix concrete pumped into place. Key aspects include connection details with existing structures; depth of post-installed rebar and anchorage length must meet design specifications; concealed works inspection before pouring. Concrete curing using moisture-retaining curing membranes for a minimum of 7 days.

Masonry Works: Constructing new partition walls according to architectural layout. Wall materials to use aerated concrete blocks or lightweight gypsum boards, thickness 100-200 mm. Mortar strength grade to comply with design requirements. Tie bars to be installed at junctions between walls and beams/columns. Door and window openings to be accurately positioned, lintels securely installed.

Steel Structure Works: Installing new steel beams, columns, and stage machinery hanging systems in the cinema hall area to meet large-span requirements. Steel material Q355B, connected by welding or high-strength bolts. Detailed surveying and setting out before installation. Temporary supports to be used for fixing during hoisting. Anti-corrosion and fireproof coating to be applied after installation; fireproof coating thickness to meet required fire resistance rating.

Roofing Works: Waterproofing renovation for the roof of Building B. Removing existing waterproofing layers and installing new waterproofing membranes (e.g., PVC or TPO). Insulation layer using extruded polystyrene boards, thickness 100 mm. Cleaning and repairing the roof drainage system, installing anti-clogging devices at downspouts. Installing foundations for new equipment and embedded parts for pipeline supports.

Thermal Insulation Works: Internal wall insulation using rock wool boards or foamed ceramic boards, thickness 50-80 mm, thermal conductivity ≤0.040 W/(m·K). Roof insulation and sound insulation/thermal insulation within the cinema hall. All insulation substrates to be clean and level before installation; insulation boards to be firmly adhered; joints to be sealed.

Door and Window Installation: Replacing existing doors and windows with thermally broken aluminum alloy windows. Glazing with insulated Low-E glass, thermal transmittance ≤1.8 W/(m²·K), sound insulation performance ≥35 dB. Entrance doors to be floor-spring doors or revolving doors, equipped with door closers and access control systems. Soundproof doors to be installed inside the cinema hall, sound insulation rating ≥45 dB.

Plastering Works: Plastering interior walls and ceilings using cement mortar or gypsum plaster, thickness 15-20 mm. Substrate preparation before plastering; mesh reinforcement at junctions of different materials to prevent cracking. Surface flatness ≤3 mm under a 2-meter straightedge; internal and external corners to be straight. Wall plastering in the cinema hall area to prepare the substrate for subsequent acoustic finishes.

Flooring Installation: Laying laminate flooring or ceramic tiles in public areas and offices. Installing carpet or specialized resilient flooring inside the cinema hall. Laying solid wood flooring in the stage area. All floor substrates to be cleaned and leveling screeds to have required flatness before installation. Flooring to be securely installed with tight joints.

Wall Finishes: Painting walls in public areas with latex paint; applying wallpaper or wood paneling in some areas. Installing acoustic panels (e.g., wooden acoustic panels, polyester fiber acoustic panels) on interior walls of the cinema hall. Arranging sound-absorbing materials according to acoustic design, with surface finishes of fabric or perforated panels. Installing reflective surfaces on the back wall and side walls of the stage.

Painting Works: Applying paint to surfaces of woodwork and metalwork, including door/window frames, handrails, railings, radiator covers, etc. Substrates to be sanded smooth before painting. Primer and topcoat to be applied as required, resulting in uniform color, no sags, and no brush marks. Color of fireproof coating finish to be uniform.

HVAC Installation: Installing a central air conditioning system for the cinema hall and public areas, using air-cooled heat pump units or variable refrigerant flow (VRF) systems. Cinema hall HVAC must meet requirements for independent temperature and humidity control. Air supply via swirl diffusers or sidewall nozzles to ensure uniform air distribution, noise ≤NC25. Heat recovery devices for the fresh air system; air change rates to comply with theater design standards. Independent exhaust systems for toilets and equipment rooms.

Electrical Installation: Including power distribution system, lighting system, power distribution system, emergency lighting system, lightning protection and grounding system. Cinema hall lighting must meet dimming requirements, including stage work lights, auditorium lights, and emergency exit signs. Professional stage lighting system for the stage area, including front light, top light, side light, back light, etc. Control system using DMX512 protocol; dimmer racks and silicon-controlled rectifier (SCR) packs to be located in a dedicated equipment room.

Low-Current and Audiovisual System Installation: Including structured cabling system, computer network system, security surveillance system, access control system, background music system. Cinema hall audiovisual system includes digital cinema projector, screen, surround sound speakers, amplifiers, audio processors, etc., supporting 3D projection. Projection room equipment layout to be rational, cable routing standardized, system commissioning to meet professional cinema standards.

Stage Machinery and Lighting System Installation: Stage machinery system includes electric hoists, lighting battens, curtain tracks, bi-parting curtain machines, etc. Number of battens configured according to stage size, load capacity to meet lighting and scenery requirements. Control system using PLC control, with features like position presets, speed control, and fault self-diagnosis. Lighting system includes conventional fixtures, moving lights, follow spots, fog machines, bubble machines, etc., with control console located in the lighting control room.

Architectural Acoustics and Electroacoustic System Installation: Architectural acoustic design includes control of cinema hall reverberation time (target 0.8-1.2 seconds), sound insulation treatment (wall sound insulation ≥55 dB), floating floor for vibration isolation, acoustic wrapping of pipes, etc. Electroacoustic system includes main speaker arrays, surround speaker arrays, subwoofers, amplifiers, digital audio processors, supporting Dolby Atmos format. System commissioning using acoustic testing software to achieve designed frequency response and sound pressure level distribution.

Outdoor Landscape and Road Works: Landscape enhancement of the area around Building B, including hardscape (permeable pavers or stone), planting (trees, shrubs, lawn), landscape lighting (post lights, lawn lights), seating, and decorative features. Road works include sidewalk repair, asphalt overlay for vehicular roads, parking space marking, installation of accessible ramps. Speed bumps and warning signs at connections to city roads.

Other Supporting Works: Including fire protection system renovation (sprinklers, fire hydrants, smoke detectors), water supply and drainage pipeline renewal, hot water supply system, sanitary ware installation, signage system fabrication and installation, energy monitoring system, etc.

Enterprise Qualification Requirements: Must provide professional risk indemnity insurance with a minimum coverage of 65,000,000.00 PLN; requirements for similar project experience; personnel qualification requirements.

Similar Project Experience Requirement: Completion of at least one similar project in the past 15 years with a value of at least 30,000,000.00 PLN, involving the construction or renovation of a cinema hall, performance hall, or theater hall with at least 300 seats, and encompassing video projection functions, architectural, structural, sanitary, electrical works, stage machinery, stage lighting, architectural acoustics, electroacoustic systems, etc.

Project Manager Qualification: Project Manager must have at least 5 years of experience and unrestricted construction qualification; Construction Manager must have at least 5 years of experience and relevant qualifications; other positions such as Safety Specialist, Stage Lighting Manager, Stage Machinery Manager, Acoustics Manager, Electroacoustics Manager, etc., have specific experience and qualification requirements.

Consortium Bidding Requirements: Consortium bidding is allowed; relevant declarations and documents must be submitted.

Quality Score: Extended Warranty Period (20 points) and Project Manager Experience (20 points)
