Basic Information Tender Type: Works Tender Project Name: Javorník Senior Citizens' Home – New Construction in Kobylá nad Vidnavkou Procurement Method: Open Tender Contract Type: Works Contract Project Description: The subject of the public contract is the reconstruction of the existing main building of the senior citizens' home and the construction of two new buildings and ancillary facilities. Scope of Works: Includes the reconstruction of the existing main building and the construction of two new buildings and ancillary facilities, utilizing the Building Information Modeling (BIM) methodology. Technical Requirements Technical Specifications: Use of Building Information Modeling (BIM) methodology; specific requirements are stipulated in the BIM protocol. III. Project Information Project Scale: Overall renovation and expansion project of the Javorník Senior Citizens' Home campus, including renovation of the existing main building, construction of two new senior care facility buildings and ancillary facilities, with a total investment of approximately 370 million Czech Koruna. Construction Standards: Complies with Czech "Building Energy Act" standards for passive or nearly zero-energy buildings, with primary energy demand ≤50 kWh/(m²·a). Overall building airtightness n50 ≤0.6 h⁻¹ (blower door test). External wall heat transfer coefficient ≤0.25 W/(m²·K), roof heat transfer coefficient ≤0.20 W/(m²·K), external window heat transfer coefficient ≤0.9 W/(m²·K). Complies with Czech accessibility design standards (ČSN 73 4102), all passageways clear width ≥1.5m, wheelchair ramp gradient ≤1:12. Structural safety class II (in accordance with ČSN EN 1990), seismic design intensity meets Czech regulatory requirements. Scope of Construction Works: Renovation of Existing Main Building: Structural reinforcement, spatial and functional reorganization, heating and ventilation system renewal, electrical and low-voltage system upgrades, water supply and drainage system renovation, external facade insulation and energy-saving refurbishment, roof waterproofing renovation, addition of accessibility facilities. Construction of Two New Senior Care Facility Buildings: Reinforced concrete frame structure construction, external wall and roof insulation systems, installation of energy-efficient doors and windows, interior finishing (anti-slip flooring, antibacterial wall surfaces, acoustic ceilings), MEP system installation (heating, ventilation, air conditioning, water supply and drainage, electrical, low-voltage, nurse call system). Construction of Ancillary Facilities: Equipment rooms (heat source room, transformer and distribution room, water supply pump room, fire pump room, wastewater treatment facilities), storage facilities (materials warehouse, food storage, medical supplies storage, temporary waste storage room). External Ancillary Works: Campus roads and squares, landscaping, therapeutic garden, outdoor activity areas, perimeter walls and gates, external utility networks (water supply, drainage, heating, power, telecommunications). BIM Implementation: Full project lifecycle application of BIM methodology, covering design, construction, and operation & maintenance phases, delivering LOD500 as-built models. Project Type: Senior care facility construction project combining existing building renovation and new construction. Construction Methods: Main building renovation will be carried out in zones and phases to ensure partial operation of the facility during construction. Structural reinforcement methods include carbon fiber fabric bonding, steel jacketing, and pressure grouting. New buildings will utilize cast-in-place reinforced concrete frame structures. Prefabricated components (stairs, balcony slabs) will be factory-produced and assembled on-site. External wall insulation will use a combined adhesive and mechanical fixing method. Construction wastewater must be treated via sedimentation before discharge; direct discharge into stormwater drains is prohibited. Construction waste must be sorted and collected; recyclable materials (metal, concrete, wood) to be handed over to specialized units for recycling; hazardous waste (paint cans, waste oil) to be stored separately and disposed of by licensed contractors. Construction noise control: Daytime ≤70dB, nighttime ≤55dB (special procedures requiring night work permits). Construction lighting to use directional fixtures to avoid light pollution. During demolition and renovation of existing buildings, specialized testing for hazardous substances such as asbestos and lead-based paint must be conducted, with safe disposal according to Czech environmental regulations.
