en.Wedoany.com Reported - The Korea Real Estate Development Industry Institute (KREDII) proposed at a seminar held in Seoul that the real estate industry must actively respond to the spatial paradigm shift driven by the artificial intelligence (AI) revolution and demographic changes.

The seminar, themed "Roles and Strategies of the Real Estate Development, Construction, and Finance Industries in the Era of Great Transformation," took place at 2:00 PM on the 25th at Oakwood Premier Coex Center in Samseong-dong, Gangnam-gu, Seoul. KREDII, under the Korea Developers Association, is the country's first specialized research institute in the real estate industry, expanded and reorganized from the existing policy research office.

Research Fellow Lee Jin of the institute emphasized in his speech that with the continued spread of AI, developers need to focus on supply and demand changes in new industrial infrastructure such as data centers and renewable energy parks. He suggested that the role of developers should shift from being concentrated on new housing development to improving existing urban performance, evolving into data-driven, future-demand-centered planners and risk managers.

Research Fellow Heo Yun-kyung of the Construction Industry Institute pointed out that the domestic construction market is heavily reliant on housing and pre-sale businesses, posing structural risks. He recommended drawing on global cases such as the three-dimensional development above roads in Manhattan, New York, and the vertical value chain integration of Daiwa House Industry in Japan to promote paradigm shifts with empirical solutions. Specific countermeasures should include customized AI applications for risk control and diversification of business models.

At the seminar that day, representatives including First Vice Minister of the Ministry of Land, Infrastructure and Transport Kim Li-tak, President of the Korea Construction Industry Institute Lee Choong-jae, and Chairman of the Korea REITs Association Jeong Byeong-yoon attended and congratulated the institute's establishment. Institute President Kim Seung-bae stated that the institute will combine on-the-ground insights with precise data, striving to become a think tank leading national urban policy.
