India's DLF to Launch Senior Living Project in Gurugram in Q2, Expected Revenue of ₹2,000 Crore

en.Wedoany.com Reported - DLF Home Developers is set to enter the senior living segment, with Managing Director Aakash Ohri revealing that the company plans to launch its first senior living project in Gurugram, expected to hit the market in the second quarter.

Speaking on the sidelines of the HT Real Estate Summit held recently in Delhi, he told Hindustan Times Real Estate that the company aims to create a comprehensive ecosystem supported by robust infrastructure to make the product meaningful for the elderly. While not disclosing prices due to compliance reasons, Ohri stated that the project has already generated significant interest, adding that even for DLF, this is a first-of-its-kind project.

DLF Ltd had earlier this year disclosed that the estimated revenue potential for this senior living project is around ₹2,000 crore. The company has a development potential of 280 million square feet across residential and commercial segments, and its annuity portfolio exceeds 49 million square feet.

The Haryana government has formulated a dedicated retirement housing policy to address the challenges of an aging population and the rise of nuclear families. Issued in 2021 under the Haryana Development and Regulation of Urban Areas Act, 1975, the policy defines "eligible residents" as senior citizens aged 55 years and above, allowing family members to reside temporarily subject to conditions stipulated by the service provider. Apartments can only be sold after the project is registered with RERA. The policy also specifies detailed design and infrastructure standards: each residential unit must have a minimum carpet area of 30 square meters, be wheelchair-friendly with door widths of at least 900 mm, and feature sliding windows, easy-grip handles, ergonomic lightweight furniture, and barrier-free access; elevators must accommodate wheelchairs and stretchers with audio-visual indicators, and ramps must be installed within the project. For medical infrastructure, 24/7 on-site ambulance services must be provided, along with oxygen support, hospital tie-ups, and emergency facilities.
