Affordable housing developer Habiko has received planning permission to build a residential project inspired by Victorian mansion blocks. This is the partnership's first development in the West Midlands. The project is the second phase of the Holbeche Place master plan, which will ultimately deliver approximately 1,600 new homes, along with retail, leisure, and public space improvements. Habiko is an affordable housing enterprise jointly established by Pension Insurance Corporation, Muse, and Homes England. The project will provide 228 one-bedroom and two-bedroom apartments for rent, with rents approximately 20% lower than local market levels to improve housing affordability.

The scheme is designed around low-carbon and low-energy principles, featuring a red brick facade, landscaped communal gardens, secure bicycle storage, electric vehicle-ready parking spaces, and active ground-floor retail units. The project is conveniently located, providing residents with quick access to Solihull Railway Station, Birmingham International Airport, and the future HS2 Interchange.

This approval comes as the Holbeche Place regeneration plan accelerates. Graham Construction plans to begin demolishing the Mell Square multi-story car park in late summer to clear the way for the first phase of the master plan, which will deliver nearly 350 build-to-rent apartments. The regeneration project, developed in partnership with Solihull Council since 2023, aims to respond to changing retail patterns and reshape the city center. In addition to new homes, the master plan will introduce a mix of uses including shops, cafes, and restaurants. Key features of the proposal include creating two new public spaces, Drury Gardens and Poplar Yard, as well as improving the public realm, reducing vehicle dominance, and creating a more pedestrian-friendly environment through new streets and walking routes.

Upon completion, the regeneration plan will create a modern mixed-use community adapted to evolving patterns of living, working, and leisure, while building a more connected and resilient city center for future generations.
