en.Wedoany.com Reported - UK construction contractor Kier signed a contract with Derwent London on August 11 for the Holden House refurbishment project, valued at £98.95 million. Located at the junction of Oxford Street and Rathbone Place in London's West End, the project will see Kier deliver the main refurbishment works.

Holden House will be refurbished by retaining the building facade and rebuilding the interior, with the Grade II listed facade on the Oxford Street side preserved. After refurbishment, the building will be extended to eight storeys, providing approximately 135,000 square feet of commercial space, including 115,000 square feet of Grade A office space and 20,000 square feet of street-level retail space.

The project scope includes a central glass atrium, large-span office floors, operable windows, natural ventilation systems, multiple tenant terraces, and a publicly accessible landscaped roof terrace, along with bicycle storage, shower, and changing facilities. Kier plans to adopt construction methods such as prefabricated facades, off-site manufacturing, and early design coordination to mitigate the impact of the constrained central London site on construction logistics and surrounding traffic.

According to Derwent London's project documentation, site demolition and preparation works have already commenced. Kier stated that the project has now entered its mobilisation phase, with main structural works scheduled to begin in spring 2027 and overall project completion targeted for 2028.

Holden House is targeting BREEAM Outstanding, LEED Platinum, NABERS UK 5-star, EPC A, SmartScore Platinum, and WiredScore Platinum building certifications upon completion. This marks Kier's second commercial property construction project for Derwent London in the West End, following the completion of the Network W1 office and retail project.
