Wedoany.com Report-Oct. 23, Applied Digital has secured a lease for approximately 15 years to deliver 200MW of critical IT capacity at its Polaris Forge 2 campus near Harwood, North Dakota. This addition brings the company’s total leased capacity across its North Dakota sites, serving two of the world’s largest hyperscalers, to 600MW.
Polaris Forge 2, currently under construction, represents roughly $5 billion in contracted revenue. The IT infrastructure is purpose-built to support the hyperscaler’s AI and high-performance computing (HPC) workloads. The hyperscaler also holds a first right of refusal for an additional 800MW, representing the full expansion potential of the campus, according to Applied Digital.

The lease marks a milestone for Applied Digital, reinforcing its position as one of the fastest-growing builders of AI infrastructure in the US. The Polaris Forge 1 and 2 campuses now collectively offer 600MW of leased capacity.
Polaris Forge 2 spans over 900 acres and is designed for best-in-class efficiency, with a projected PUE of 1.18 and near-zero water consumption. The initial 200MW will be phased across two buildings, expected to start coming online in 2026 and reach full capacity in 2027. The campus is also designed to accommodate future expansions.
A key feature of the facility is its use of liquid cooling, central to Applied Digital’s “Different by Design” approach, which optimizes operational costs, environmental impact, and community integration.
This announcement follows a period of record growth for Applied Digital, including its 150MW lease with CoreWeave at Polaris Forge 1.
