This initiative aims to transform aviation assets into integrated commercial and urban hubs, diversifying revenue beyond core airport operations. The investment will be executed through its wholly-owned subsidiary, Adani Airport City, which will be responsible for planning, development, and partnerships in new areas.

The project covers 655 acres of land in Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur, and Guwahati, focusing on mixed-use development. The initial phase is expected to deliver approximately 22 million square feet of commercial real estate, including hotels, office spaces, retail, entertainment, convention centers, and other lifestyle infrastructure. Nearly 70% of the investment will be directed to Mumbai and Navi Mumbai, where the group holds approximately 440 acres of land.

The project is designed as an integrated walkable area connected to airports, metro networks, and urban transport systems, modeled after global airport cities such as Singapore Changi, Dubai International, Amsterdam Schiphol, and Seoul Incheon. Adani Airport City stated that successful airport zones worldwide have become centers for business, tourism, and urban growth, and India's expanding aviation market presents opportunities to create value beyond aviation. These developments are expected to generate investment, employment, and sustained economic activity around airports while enhancing passenger experience.

As part of the plan, Adani Airport City has signed a hotel management agreement with IHG Hotels & Resorts to develop five upscale and luxury hotels, introducing the Kimpton brand to India. The company is in discussions with domestic and international partners in the hotel, dining, retail, and entertainment sectors. All projects have received LEED Gold precertification from the US Green Building Council. Adani Airport Holdings is India's largest private airport operator, managing eight airports, and views airport cities as a core pillar for long-term growth.
