At San Diego State University (SDSU), Swinerton is delivering the Evolve student housing project under a design-build model. Designed by Gensler, the project will provide over 3,640 student beds and a centralized community center upon completion. This project is the largest student housing initiative in SDSU's history and extends Swinerton's decade-long partnership with the university.

The new Shiley STEM Initiative facility at the University of San Diego (USD), built by Swinerton, is a 70,000-square-foot, three-story academic building designed to support interdisciplinary science and engineering education. Designed by Gensler, the building features exposed systems, immersive visualization spaces, a living wall, and a rooftop ecology zone with raised planters and solar photovoltaic arrays. Inside, it houses laboratories and classrooms for environmental science, intelligent systems, biomedical engineering, neuroscience, and materials science. The central atrium features a large timber roof supported by glulam columns, beams, and double-column trusses, with timber components supplied, fabricated, and installed by Timberlab, Swinerton's mass timber subsidiary. Swinerton self-performs key scopes of work to enhance quality control and ensure schedule adherence while coordinating construction within an active campus environment.

In another project at USD, Swinerton is renovating Guadalupe Hall. The renovation includes a complete interior overhaul of the two-story academic building, involving full demolition and reconstruction of the second floor, partial renovation of the first floor, new classrooms and offices, upgraded restrooms, expanded lounge facilities, and installation of modern teaching technology. The project also refreshes the building's exterior and installs a new elevator to improve accessibility.

At the University of California San Diego (UCSD), Swinerton is undertaking the renovation of the Pines and Roots dining centers at Muir College. This 17,100-square-foot renovation aims to improve operational efficiency and expand indoor and outdoor seating to accommodate campus growth. Additionally, Swinerton is constructing the Marine Biotechnology Innovation Facility at the Scripps Institution of Oceanography, a new two-story building that will house laboratories, offices, and collaboration spaces, while exploring mass timber construction as a demonstration of UCSD's sustainability goals.
