Pew Property Group Submits 13-Unit Residential Planning Application in San Francisco, Cost $5.5 Million

The San Francisco Planning Department has issued a public notice regarding this, and the planning application is still under consideration.

The approximately 75-foot-tall building will provide about 20,370 square feet of residential space and 1,880 square feet of nine-car garage, along with nine bicycle parking spaces. Unit types include six one-bedroom, five two-bedroom, and two three-bedroom units, with one unit contractually restricted as affordable housing.

RG Architecture is responsible for the design. The building's exterior will feature brick veneer, fiber cement siding, and wooden soffits. The complex includes a four-story bay window overlooking the narrow street, and two rear setbacks will bring more light to adjacent lots.

The 0.1-acre site is located on Shipley Street, between Fourth and Fifth Streets, just one block from the Yerba Buena Moscone light rail station, which opened underground in 2023.

Construction is expected to take approximately 18 months from groundbreaking to completion, with an estimated cost of $5.5 million. The estimated construction cost shared in the project application does not include all development expenses.
