Construction Begins on 41,500-Square-Foot Commercial District Within $1 Billion Mixed-Use Development in Texas, USA
en.Wedoany.com Reported - On October 15, U.S. real estate developer Mark IV Capital announced that construction has begun on a new phase of commercial facilities at The District, a mixed-use development in Round Rock, Texas. The current construction scope covers approximately 41,521 square feet (about 3,857 square meters) of dining and retail space, comprising six single-story buildings and planned to accommodate 9 to 14 dining and lifestyle merchants, with completion expected in 2028. The District is planned as a whole with an investment of approximately $1 billion and covers about 65 acres (approximately 26.3 hectares).

The commercial district is located near the intersection of State Highway 45 and Interstate 35, adjacent to Dell Technologies' headquarters. Of the six buildings, two are planned for single dining tenants, while the remaining four can be subdivided and leased according to merchant needs. The project will also feature landscaped courtyards, outdoor dining areas, and pedestrian spaces connecting the commercial buildings. The project team includes KFM Engineering & Design, STG Design, RVi Planning + Landscape Architecture, and W. E. O'Neil Construction.
The Origin residential project, under construction concurrently at The District, broke ground in March 2026 and is planned as a seven-story residential building offering 316 apartments, with approximately 23,000 square feet (about 2,137 square meters) of retail space on the ground floor. The project has secured $86 million in construction financing, led by BDT & MSD Partners with participation from an Apollo affiliate, and is scheduled for delivery in 2028.
Under the overall development plan, The District is planned to include approximately 3 million square feet of office space, 150,000 square feet of retail facilities, 300 hotel rooms, and 1,500 residential units, with overall construction expected to continue through 2039. The project site was originally owned by Dell Technologies and was acquired by Mark IV Capital in 2016. The Round Rock municipal government has previously approved the relevant comprehensive development plan and subsequent adjustments.
