Construction Begins on Australia's AUD 525 Million Atlas Residential Tower

The project is located at 383 La Trobe Street in Melbourne's Central Business District, developed by Malaysian real estate developer SP Setia, with Multiplex serving as the main contractor. According to Multiplex, the project has a construction scale of approximately AUD 525 million and will comprise a 72-storey high-rise residential tower offering more than 850 residences on a site area of 2,851 square meters, with completion planned for 2030.

The project is currently carrying out the demolition of existing buildings and site preparation first. The site was originally occupied by an Australian Federal Police office building completed in 1985. After demolition is completed, work will proceed to the underground structure and the tower's main construction. Atlas requires a four-level basement, and given that the project is located in Melbourne's high-density built-up CBD area, adjacent to the City Loop underground railway tunnel connecting Flagstaff and Melbourne Central stations, underground excavation, foundation pit support, and the protection of existing rail facilities during construction will become important construction aspects of the main works.

According to the quantities published by Multiplex, the project is expected to use approximately 39,000 cubic meters of concrete and 4,500 tonnes of reinforcement steel. At peak construction, the number of on-site construction personnel is expected to reach approximately 450. The tower is jointly designed by Cox Architecture and Fender Katsalidis, with residential types ranging from studio apartments to high-end penthouse residences, and communal amenity spaces provided at different heights within the building.

Atlas will also reorganize the ground-floor urban space of the site, creating a new pedestrian passage and Gallery Arcade between La Trobe Street and Little Lonsdale Street, introducing retail, dining, and public art spaces. The residential interior is planned to include a gym, swimming pool, spa, sauna, co-working, and reception facilities, with resident communal spaces such as the Sky Club and Horizon Club located on the upper floors. The project's construction content therefore simultaneously includes the residential main structure, underground parking and equipment spaces, commercial and public spaces, and multi-level resident amenity facilities.

Developer SP Setia has disclosed that Atlas Melbourne comprises a total of 858 residences, with a total development value of approximately AUD 940 million, and that residential sales had reached 64% as of the commencement of construction. The AUD 940 million figure in this context refers to the project's total development value, which corresponds to a different statistical basis than the AUD 525 million construction project scale published by Multiplex. Since being launched to market in October 2024, the project has entered the sales and early development stage, and this commencement of construction marks the project's transition into physical construction.

The construction program will last approximately four years. The overall completion milestone published by Multiplex is 2030; the schedule disclosed by SP Setia shows that the first batch of residences is planned to begin delivery in September 2029, with subsequent phased completion and a final delivery target of December 2030. As the demolition of existing buildings progresses, the works will enter the construction stages of deep foundation pit, basement, tower core tube, and main structure.
