Construction of 168 Sheraton Al Marjan Island Residences by Atara Development in the UAE to Start in January
en.Wedoany.com Reported - On September 17, UAE developer Atara Development announced the latest progress on The Residences at Sheraton Al Marjan Island Resort. Located on Al Marjan Island in Ras Al Khaimah, the project has now entered the shoring, piling, and foundation construction stage. Following adjustments to the residential offering, a total of 168 fully furnished Sheraton-branded residences are planned, primarily one-bedroom and two-bedroom units.
The project is developed by Atara Development in collaboration with Marriott International's Sheraton brand. Rakhat Construction, a subsidiary of Atara, is responsible for on-site construction. Construction began in January 2026, with early-stage works including ground improvement, shoring, and earthworks completed at the start of construction, when overall construction progress was approximately 5%. Completion is scheduled for the third quarter of 2028.
The project was initially announced in February 2026 with plans for 159 beachfront residences, and the number of residences has now been adjusted to 168 following this update. The residences are co-located with Sheraton Al Marjan Island Resort and feature a private beach, pools, rooftop leisure spaces, and wellness facilities. The development plan also includes an approximately 9,000-square-foot gym, yoga space, spa, rooftop infinity pool, Sky Kitchen, rooftop lounge area, and approximately 7,000 square feet of entertainment space.
The project is positioned as beachfront branded residences, with owners able to access hotel-style services and resort amenities. The residences are delivered fully furnished and are connected to the Marriott Bonvoy membership program through Marriott International's ONVIA owner benefits system.
Atara previously disclosed that it has more than 1 million square feet of new development projects planned in the UAE over the next two years, with the Al Marjan Island project being one of its current key residential developments. The project continues to advance foundation and substructure construction and is scheduled for delivery in the third quarter of 2028.
