Nakheel Awards Over AED 800 Million Residential Construction Contract for Dubai Islands

en.Wedoany.com Reported - On September 17, Nakheel, a subsidiary of Dubai Holding Real Estate, awarded Metac General Contracting Co the main construction contract for Phases 1 and 3 of Bay Grove Residences, with a contract value exceeding AED 800 million. The project is located on Island B of Dubai Islands. This contract covers 7 residential buildings and 537 residential units, with main construction work scheduled for completion by the end of 2028.

Phase 1 comprises 4 residential buildings and 296 residential units, while Phase 3 comprises 3 residential buildings and 241 residential units, with unit types ranging from one- to four-bedroom residences. Metac General Contracting's scope of work includes the main construction of 7 residential buildings, basements, related infrastructure, as well as ancillary facilities such as swimming pools, sports courts, and fitness centers. The contractor has begun organizing the project construction team.

Bay Grove Residences is master-planned for 15 residential buildings and 1,154 residential units. The Phase 1 and Phase 3 contracts cover 537 units, accounting for approximately 46.5% of the total residential units in the project; the remaining 617 units are located in Phase 2 and Phase 4, for which Nakheel is advancing construction arrangements and will continue to award construction contracts.

Among them, Phase 3 is located on Island B and consists of 3 residential buildings with a total of 241 residential units. The project plan includes communal landscaped podiums, underground parking facilities, and offers one- to three-bedroom apartments and four-bedroom duplex residences. Nakheel officially launched Phase 3 in April 2025.

Bay Grove Phase 1 was launched in October 2024, comprising 4 residential buildings and 296 residential units, offering one- to three-bedroom apartments, four-bedroom duplex residences, and penthouses. Phase 4 was launched in July 2025, comprising 4 residential buildings and 257 residential units. According to Nakheel's latest construction contract scope, Phases 1 through 4 together form 15 residential buildings and 1,154 residential units.

The peripheral infrastructure of Island B, where the project is located, has also entered the implementation stage. In April 2026, Nakheel awarded Al Nasr Contracting Company an AED 527 million infrastructure and utilities contract, with construction scope including roads and paving, potable water systems, power and telecommunications networks, drainage and sewage systems, as well as connections to the district cooling network, and technical interface coordination with Island A.

Dubai Islands as a whole consists of 5 islands, with a total area of 18.6 square kilometers, planned approximately 57 kilometers of coastline and 21 kilometers of beaches, accommodating over 231,000 residents and approximately 49,000 residential units, along with resorts, marinas, commercial and leisure facilities. Island B is an important component of the residential and mixed-use development within it.
