Groundbreaking Held for Ghana's $1.3 Billion Sentuo Airport Garden City, Delivery Set for 2029

en.Wedoany.com Reported - On September 15, Ghanaian President John Mahama held a groundbreaking ceremony in Accra for the Sentuo Airport Garden City project. The project involves a total investment of approximately $1.3 billion and is located in the Airport Residential Area around Kotoka International Airport, advanced by the real estate platform under Sentuo Group. The project is planned to include 582 high-end apartments, a 600-room hotel, conference facilities with a capacity of 2,500 people, and supporting medical, commercial, leisure, landscaping, and parking facilities. According to the developer's project page, the project has now entered the construction phase, with the main structure under construction, and overall delivery is planned for 2029.

The project is located along Giffard Road in the Airport Residential Area of Accra, about a few minutes' drive from Kotoka International Airport. According to the overall construction plan disclosed by the government, in addition to the 582 residential units and the 600-room hotel, it also includes a modern shopping mall, medical service facilities, landscaped spaces, commercial and leisure facilities, and 503 parking spaces. The conference facilities are designed with a capacity of 2,500 people, and the residential, hotel, conference, medical, and retail functions will be concentrated within the comprehensive development scope of the airport district.

The residential development plan published by Sentuo Real Estate shows that the residential portion of the project adopts a combination of multiple high-rise buildings and podiums, with landscaped courtyards, swimming pools, fitness facilities, and commercial and property service spaces configured internally. Residential products include studio, one-bedroom, two-bedroom, four-bedroom, and penthouse units, with individual unit areas ranging from approximately 34.75 square meters to 670.19 square meters. The developer has set up a sales center on the project site and has listed 2029 as the residential delivery milestone.

The construction phase of the project will increase the participation ratio of local Ghanaian enterprises. The Ghanaian government requires the developer to provide opportunities for local engineers, architects, technicians, craftsmen, suppliers, and construction enterprises during project implementation, and requires the project developer, consultants, and contractors to coordinate with the competent authorities on construction implementation. Local procurement, construction personnel training, and skills transfer have been included in the implementation requirements of this project.

As multiple large-scale projects in the airport district are constructed simultaneously, Ghana's road authorities have begun to reassess the road network in the airport area and the central business district. The government has proposed studying road widening, one-way traffic organization, and renovation plans for the existing road system to address the traffic demand brought by new residential, hotel, conference, and commercial facilities. At the end of August, construction also began in the area on a seven-story airport complex, planned with 2,030 parking spaces, two hotels, and retail, dining, and commercial facilities.

Sentuo Airport Garden City is being advanced by Sentuo Group on the basis of its existing industrial investments in Ghana. According to Sentuo Real Estate information, the group entered the Ghanaian market in 2008, and Airport Garden City belongs to its real estate development business. This $1.3 billion complex, together with the parking building, hotel, terminal connections, and other public infrastructure projects under construction in the airport district, are jointly located in the development area around Accra Airport.
