Wedoany.com Report-Sept. 17, The £450 million Row One development is set to transform the former Red Lion Court site, located beside the old FT headquarters along the River Thames. Designed by the renowned Danish architect BIG, the project will provide 250,000 sq ft of next-generation office and retail space.

The site, previously cleared by contractor Erith under former owner Landsec, now has planning permission in place. Enabling works are expected to commence soon, with a two-year main construction programme scheduled to follow. While Mace had initially been considered for the £200 million construction contract, Landsec decided to pause the project temporarily.

The Row One development will feature an 11-storey tower, providing 235,000 sq ft of flexible workspace, along with 15,000 sq ft of retail and food & beverage (F&B) space. The building will also offer 18 riverside terraces, wellness facilities, 724 cycle spaces, and 54 showers to enhance sustainability and employee well-being.

The building’s sustainability credentials are impressive. It is designed as an all-electric facility and aims to achieve NABERS 5*, WELL Platinum, and BREEAM Outstanding ratings, marking it as a top-tier building in terms of environmental and health standards. Stanhope is managing the delivery of the project, with Joe Binns from Stanhope highlighting the unique opportunity to secure a “de-risked, best-in-class” project as the Grade A office supply in the South Bank tightens.
