This industrial land development will provide 45 new commercial units, totaling over 100,000 square feet, and is expected to support up to 125 jobs. The units range from 150 to 321 square meters and are equipped with rooftop solar panels to reduce energy costs for tenants.

Mark Kitts of Tawd Valley Developments said, "This is a key scheme for us to boost the West Lancashire economy and create jobs for local people. In recent years, developer focus has been on 'big box' warehousing, whereas the mainstream Skelmersdale market is typically for smaller industrial units and trade counters. We can fill that gap by offering high-quality units at Junction Four of the M58." The industrial land project was procured through the NEPO Construction Works Framework, designed by John McCall Architects and ARP Engineering, with Ridge and Partners acting as employer's agent.

Tawd Valley Developments, wholly owned by West Lancashire Borough Council, is responsible for enhancing the borough's housing and employment stock and was recently appointed as the master developer for the £150 million Skelmersdale Town Centre regeneration project.
