en.Wedoany.com Reported - Developer Presidio Bay Ventures has unveiled updated plans for a mixed-use redevelopment project at the former U.S. Geological Survey (USGS) campus in Menlo Park. Located at 345 Middlefield Road, the project aims to transform the former office campus into a comprehensive community featuring residential units, commercial spaces, public open areas, and retail.

According to the plan, the project will include four commercial buildings ranging from five to six stories, three seven-story residential buildings, and approximately three acres of public open space. Retail and amenity spaces will be distributed across Building E, a sports field, and a two-story pavilion. The retail area will accommodate two restaurants and a café, facing a central 1.5-acre redwood meadow. The entire campus will provide approximately 779,050 square feet of residential space, 713,000 square feet of commercial office space, 43,000 square feet of amenity/retail space, a 10,800-square-foot on-site childcare center, and 1.5 million square feet of parking space. The three residential buildings will feature a total of 670 units, including 10 studios, 345 one-bedroom units, 188 two-bedroom units, 46 three-bedroom units, and 81 townhouse-style units, of which 118 are contractually designated as affordable housing. The campus will be equipped with 1,751 commercial parking spaces, 805 residential parking spaces, and 1,259 bicycle parking spaces.

Gensler is responsible for the architectural design of the project, Gehl for the master planning, RG-Architecture focuses on residential building design, and Studio MLA handles landscape design. The latest renderings show that the overall massing and aesthetic style of the buildings remain largely consistent with the initial plan, but the materials and color palette have shifted significantly toward a warmer, more natural style, echoing the redwood trees on site. Residential exteriors feature travertine tiles, brick veneer, cast-in-place concrete, and warm-toned metal panels. Office buildings use terracotta panels, silver metal, copper-toned metal, and large-scale timber structures.

The landscape plan will integrate multiple pocket parks, a dog park, and larger plazas along pedestrian walkways, internal streets, and between buildings. The landscape design around the residential areas focuses more on gathering and recreation, while the open spaces around the office buildings emphasize pedestrian flow and outdoor dining. The project site covers approximately 17.75 acres, located along Middlefield Road, directly across from Saint Patrick's Seminary & University Campus, and adjacent to SRI International's headquarters. It is about a ten-minute walk from the proposed high-density development at 80 Willow Road, and a 20-minute walk or a 9-minute SamTrans bus ride from the Menlo Park Caltrain station. The estimated project cost exceeds $1 billion, and a specific construction timeline has not yet been announced.
