Located in the northern part of Hildesheim, adjacent to the A7 motorway, the project covers an area of 68,000 square meters. The property comprises four hall units that can be flexibly configured, with a minimum area of approximately 8,500 square meters. The total hall area is about 38,000 square meters, in addition to approximately 950 square meters of office space and around 3,900 square meters of service space. Four Parx stated that the property is suitable for various sectors including logistics, production, chemicals, pharmaceuticals, e-commerce, trade, and defense technology.

The partners are building the project on a former industrial site that has been remediated for new use, thus avoiding the consumption of greenfield land. Plans include energy-efficient building technologies, heat pumps, electric vehicle charging infrastructure, and a photovoltaic system with an installed capacity of 3.2 megawatts peak. Through sustainable energy supply, the site is expected to reduce carbon dioxide emissions by approximately 1,056 tons per year. The project also plans water-saving faucets, rainwater infiltration, and naturally designed peripheral areas including flower meadows and biodiversity-promoting measures.

In terms of social sustainability, Four Parx emphasizes high daylight exposure, healthy materials, and attractive rest and recreation areas for employees. The project is pursuing certification from the DGNB (German Sustainable Building Council). The property is also suitable for storing goods classified under water hazard class (WGK) 3.

The logistics location offers convenient road access to the Hanover metropolitan region and major economic areas in northern and central Germany, while also providing multimodal transport connections via rail and the Port of Hildesheim. The site is also close to Hildesheim Airport, with the metropolitan areas of Brunswick, Göttingen, Wolfsburg, as well as the state capital Hanover and Hanover Airport, all reachable within a short time.
