Spanning approximately 240 hectares, the project plans to deliver up to 3,200 new homes, along with a community center and a primary school, with land reserved for commercial, employment, and leisure uses, complemented by extensive green infrastructure.
The project will create a series of new route networks, including dedicated cycle lanes and pedestrian facilities, to promote sustainable travel and enhance the overall resilience of Lincoln's transport system. GRAHAM secured this commission based on its early completion of the Tritton Road Gateway and Railway Bridge infrastructure works in December 2025.

This phase includes a new link road connecting the Phase 1a western access from Skellingthorpe Road (completed in 2024) and the Phase 1b eastern access from Tritton Road (completed in December 2025). Archaeological investigations across the entire site are planned for this summer and autumn as part of preparatory works ahead of the main construction.
