Portugal's Qantara Capital Invests €468 Million in Grândola Logistics Park

en.Wedoany.com Reported - Portuguese logistics real estate developer Qantara Capital recently announced an investment of €468 million to build the Atlantic-Europe Logistics Park (GLPEA) in Grândola. Positioned as a new multimodal gateway connecting Europe with the Atlantic trade corridor, the project aims to address the current scarcity of large-scale logistics warehousing land in Portugal.

The park is located in the municipality of Grândola, 50 km from the Port of Sines, 64 km from Setúbal, and 100 km from Lisbon, adjacent to the IC1 highway and the southern railway line, and just 8 km from the A2 motorway. The project covers a total area of 1.3 million square meters, with a planned built-up area of 635,000 square meters, and includes a container yard freight rail terminal covering 23,000 square meters. The park will be developed in phases using a "build-to-suit" model and operated under long-term lease contracts.

Qantara Capital CEO Hadrien Fraissinet stated that GLPEA is a strategic platform of Iberian scale, directly responding to the scarcity of large logistics spaces in Portugal and serving as a key factor in enhancing the country's competitiveness. After connecting the multimodal infrastructure to the Port of Sines and major European transport networks, it will open an important gateway for international trade.

The project is expected to accommodate approximately 1,000 users daily upon completion, bringing significant economic impact to the municipality of Grândola. Plans also include a mixed-use area for local businesses, public leisure and sports areas, and a commitment to donate a building for municipal or social services. GLPEA General Manager David Claudino emphasized that the build-to-suit development model ensures targeted and sustainable growth, creating high-quality and stable employment opportunities through integration with the city, while giving back public and social service facilities to the community.

In terms of sustainability, the project requires all buildings to obtain sustainable building certification. The energy system utilizes renewable energy through rooftop and parking lot solar panels, and employs a data-driven energy consumption management approach. Water supply is managed by Águas do Alentejo, and the park will build its own wastewater treatment plant, with treated water reused for irrigation and non-potable purposes. To protect the local ecosystem, the park will preserve 410,000 square meters of green space, including the maintenance of 19 hectares of natural vegetation and cork oak forests, with mandatory mitigation and compensation measures for protected species.

The project has received procedural conditional approval since February 2025, and its environmental impact assessment public consultation ended on July 2. The developer expects to initiate infrastructure works immediately after the municipal council approves the detailed plan and obtains the environmental impact statement and final permit.
