Aldar Reveals Master Plan for $10.8bn Fahid Island Development in Abu Dhabi

Wedoany.com Report-Jun 4, Aldar, a leading real-estate developer based in the United Arab Emirates, has unveiled the master plan for Fahid Island, a new destination in Abu Dhabi with a development value exceeding Dh40 billion ($10.8 billion). Spanning 2.7 million square meters, the island features an 11km coastline, a 4.6km beachfront, and mangrove forests, ensuring all areas are within a five-minute walk to the water. The project, located between Yas and Saadiyat Islands, blends wellness, education, and leisure facilities.

Fahid Island will offer over 6,000 residences, ranging from apartments to luxury villas, with the first project, Fahid Beach Residences, setting a benchmark for premium beachfront living. The island’s design emphasizes sustainability, dedicating 30% of its space to natural environments, including gardens, green trails, and the 10km Berm Park, a wellness corridor with running tracks, cycling routes, and fitness amenities. A 2km waterfront promenade will feature retail, dining, and art experiences, alongside water sports facilities.

Mohamed Al Mubarak, Aldar’s chair, stated: “Abu Dhabi is a thriving, global destination where heritage and innovation combine to create a world-class environment to live, work, and explore. Sustainable and inclusive development has been a critical part of this success, which is why Aldar remains focused on delivering communities that reflect the values and ambitions of the UAE. Fahid Island is the latest chapter in that journey – building on the success of Saadiyat and Yas Islands to offer a new benchmark in premium waterfront living, wellness, and sustainable design.”

Aldar has partnered with an international institution to establish a school on the island, enhancing its appeal as a family-friendly community. The development has achieved the world’s first Fitwel certification for an island and Leadership in Energy and Environmental Design City and Communities Platinum precertification, while targeting an Estidama 3-Pearl rating, promoting eco-friendly mobility and connectivity.

Renowned architects, including Kengo Kuma from Japan, Koichi Takada, ACME, and UAE-based NAGA Architects, are designing the island’s residential concepts. Fahid Island’s strategic location offers easy access to Yas Island’s theme parks, Saadiyat Island’s Cultural District, and Zayed International Airport.

In October 2024, Aldar, in collaboration with Mubadala Investment Company, began construction on One Maryah Place, a commercial project on Al Maryah Island, reflecting its ongoing commitment to expanding Abu Dhabi’s real-estate landscape. Fahid Island aims to redefine sustainable, premium living in the region.
