UAE's National Properties completes delivery of AED 1 billion residential project

en.Wedoany.com Reported - On October 21, UAE real estate developer National Properties announced that the 399 Hills Park residential and commercial mixed-use project in Dubai Hills Estate has been fully completed and residential handover has begun. The project has a total value of over AED 1 billion and comprises two residential towers offering a total of 399 units. One tower, which was offered for sale, has been completely sold out and is now being handed over to buyers; the other tower will be retained by the developer for long-term rental operations.

399 Hills Park was built by National Properties, the real estate development company under National Bonds, and is located in Dubai Hills Estate. The project includes residential and retail commercial space, along with landscaped green areas, indoor and outdoor leisure facilities, and communal activity areas. Residential amenities include a temperature-controlled swimming pool, gym, sauna, steam room, padel courts, basketball facilities, and a communal lounge, as well as a children's splash area, indoor and outdoor play areas, and a rooftop barbecue terrace.

On April 22, 2026, the project announced a construction completion rate of 97%, when both residential towers had entered the final construction phase. The developer had confirmed that one tower was fully sold and the other would be held for long-term ownership and rental operations. The latest progress in October confirmed overall construction completion, with the sold tower beginning formal handover to owners, and the developer-retained tower serving as a rental income asset within National Bonds' investment portfolio.

Dubai Land Department project registration records show that Tower B of 399 Hills Park commenced construction in February 2023 and reached a 100% completion rate in the construction inspection on July 31, 2026. The registered number of residential units in this tower is 199. The 399 residential units announced by the developer in October correspond to the combined scale of both towers.
