Wedoany.com Report on Mar 9th, A joint venture formed by French real estate companies Eternam, Herrmann Immeubles, and Atmos Capital has recently acquired an urban logistics park project north of Bordeaux. This logistics park is located in the Blanquefort activity zone in the Gironde department. Originally an industrial wasteland, it is now being redeveloped by ACG Friches, a subsidiary of the Aquitaine-based group Cassous.

Eternam explained in a press release: "The area benefits from excellent transport services providing access to the Bordeaux ring road and major highways, has a proven market depth, and hosts numerous domestic users." This acquisition aims to leverage the established logistics market conditions in the region.

The Bordeaux logistics park plans to construct five buildings with a total area of approximately 25,000 square meters, including divisible warehouses and activity spaces, specifically designed for last-mile delivery services, with a clear warehouse height of 10 meters. The project is expected to be delivered in phases between the third quarter of 2026 and the third quarter of 2027, which will further strengthen the logistics infrastructure in the Bordeaux region.

The land acquired for this project was originally an industrial wasteland. Following preliminary site preparation and planning by ACG Friches, it is now ready for development. The project site is located in the Blanquefort activity zone, which has gradually evolved in recent years into an important logistics hub north of Bordeaux, benefiting from the improvement of the surrounding road network and the growing demand for distribution driven by urban expansion.

The three real estate companies involved in the acquisition each have their own areas of expertise. Eternam has extensive experience in developing urban logistics projects in France, Herrmann Immeubles has a long-standing presence in the Bordeaux and Nouvelle-Aquitaine region market, and Atmos Capital provides capital operation and asset management support. The joint venture stated that it will fully leverage their respective strengths to ensure the project is delivered on time and to a high standard.

The five buildings planned for the project will feature a modular design, allowing for flexible space partitioning according to tenant needs. The 10-meter clear warehouse height can meet the requirements of most storage and sorting operations. The combination of divisible warehouses and activity spaces offers diverse options for potential tenants. The project focuses on serving last-mile delivery needs, aligning with current trends in e-commerce development and urban logistics upgrades.

As a major economic center in southwestern France, Bordeaux has seen continuous growth in logistics demand in recent years. The completion of the city's ring road and improvements to the surrounding highway network have made suburban areas like Blanquefort ideal locations for logistics facilities. Once completed, this project will provide much-needed modern logistics space for Bordeaux and its surrounding areas, helping to improve urban distribution efficiency.
