Spain's Marq Launches Phase II of a 50,000+ sqm Logistics Park in Madrid
en.Wedoany.com Reported - Marq Logistics, in collaboration with JLL, has begun marketing the second phase of Oaxis Park Madrid Villaverde, the largest urban logistics real estate development project in Spain.
The consulting firm responsible for sales will offer two properties with a total Gross Leasable Area (GLA) of 51,450 square meters, providing flexible turnkey spaces starting from 4,700 square meters. These two properties are expected to be delivered between the fourth quarter of 2026 and the first quarter of 2027.
Located less than 9 kilometers from downtown Madrid, the project offers direct access to the M-40 highway and quick connections to major roads such as M-30, M-50, A-4, and A-42. This strategic location helps operators optimize transportation routes and facilitates distribution within Spain's largest metropolitan area.
The project's differentiated approach integrates sports areas, food truck catering services, padel courts, and direct access to the Madrid Metropolitan Forest within a single logistics real estate development.
The project has achieved "Breeam Excellent" and "Breeam Urbanismo" certifications, features a rooftop photovoltaic power generation system with an installed capacity of 510.70 kWp, and provides 2,440 kW of guaranteed power. Its innovative design also addresses operators' new requirements for automation and integrated automated systems.
These properties feature a clear height of 11.70 meters, FM1 flooring suitable for robotics, and a flexible design with column-free beams to maximize shipping areas. Additionally, they are equipped with advanced fire protection systems, including aspirating smoke detection.
