en.Wedoany.com Reported - Housebuilder Strata is transforming a long-vacant industrial site in Chesterfield, UK, into a development of nearly 220 homes. Named Expression, the project is located on part of a former coking plant in Wingerworth and received planning approval in June 2024 for the construction of 217 homes.
Of the 217 homes, 39 will be provided by Platform Housing for affordable rent, 28 will be shared ownership properties, and the remaining 150 will be sold on the open market. The project includes three new play areas and contributions to improving the local road network and educational facilities.

Strata has committed to an employment and training program as part of its agreement with Homes England. At least 25% of the workforce will be local, and 40% of contract work will be awarded to the local supply chain.
Mark Leaf, Chief Growth Officer at Strata, said the project transforms a long-vacant site into a new community, reflecting a response to local demand. Julie Robinson, Head of Disposals at Homes England, noted that Strata's proposal excelled in design quality, delivery, and community support. Cllr Steve Pickering, Cabinet Member for Planning at North East Derbyshire District Council, stated that the development adds to new homes in the area and represents positive regeneration of a remediated brownfield site.
Strata's experience centre and show homes are expected to open in October 2026, with the first homes ready for occupancy in November 2026.
