en.Wedoany.com Reported - Studio 12 Architecture has submitted preliminary plans for a six-story residential infill project at 2629 Lombard Street in the Cow Hollow neighborhood of San Francisco. The proposal aims to replace an existing two-story home on the block near the Presidio.

The building will stand 65 feet tall and is expected to provide approximately 20,550 square feet of floor area, containing 15 residential units. No on-site parking is planned. The unit mix includes 2 studios, 7 one-bedroom units, and 6 two-bedroom units.

The project application relies on the Housing Choice San Francisco Program (HC-SF) to achieve high-density development. The HC-SF program is an incentive under the recently passed Home Zoning Plan, functioning similarly to state density bonus laws. Of the 15 units, 3 will be designated as affordable housing through deed restrictions.

The currently published diagrams are preliminary design documents, and the final design may change due to various factors. Initial renderings show the building as a narrow urban infill structure with white panels, wood finishes, and corner balconies.

The site spans 0.09 acres and is located at the high-traffic intersection of Lombard Street and Richardson Avenue, part of US Route 101 connecting downtown San Francisco to the Golden Gate Bridge. Future residents will be just a few blocks from the Presidio and three blocks from the Palace of Fine Arts. The existing two-story building on the site was constructed in 1932. The project owner is registered as an individual from San Anselmo.
