The company has applied for a use variance (zoning exception) for an industrial property located on Nordson Drive to obtain permission to operate a data center. The application is expected to be submitted for review at the meeting of the Amherst City Zoning Board of Appeals on July 29, 2026.

The relevant parcels include three properties at 100, 200, and 300 Nordson Drive, totaling 36.58 acres. Currently, all three properties are listed for sale on LoopNet. One of them is currently occupied by cooling equipment manufacturer Nordson Industrial Cooling Systems, while the other two are vacant.

A spokesperson for Cervenka told Fox News that the sale of the property has not been finalized, and this application is only part of the due diligence process. It is currently unclear whether the company has experience in data center development. According to its website, the company describes itself as a "women-owned commercial real estate development and consulting firm," listing two proposed warehouse projects in Denville, New Jersey, and Pepperell, Massachusetts. Cervenka is co-run by the husband-and-wife team Tom and Sasha Cervenka.

Amherst is located in northern Ohio, approximately 28 miles (about 45 kilometers) west of Cleveland. According to Data Center Map, there are currently no data centers in the area.
