£2 Billion Vauxhall Square Project in London, UK Approved, Will Build a 69-Storey Residential Tower

en.Wedoany.com Reported - The Lambeth Council Planning Committee has approved the large-scale mixed-use Vauxhall Square development project. Located at the junction of Vauxhall and Nine Elms, the plan involves demolishing existing buildings and constructing up to 7 buildings, with the tallest reaching 69 storeys. The development value is approximately £2 billion, with plans for 1,097 homes, 1,164 co-living units, and 699 student accommodation beds, alongside hotel, office, commercial, community healthcare, and cinema facilities.

The tallest building in the project is a 69-storey residential tower, approximately 230 metres in height, with plans for around 500 market homes; the other two 61-storey towers will be used for build-to-rent housing and co-living respectively, with one planned for around 475 build-to-rent homes and the other configured with 1,164 co-living units. The 45-storey building will be used for student accommodation, with 699 beds planned. The project also includes a hotel, approximately 4,085 square metres of office space, 3,968 square metres of flexible commercial space, a 1,707 square metre cinema, and 1,780 square metres of community and healthcare facilities.

The total floor area of the project is close to 220,000 square metres, with a development site of approximately 1.27 hectares. The masterplan organises the buildings around a central public open space, and includes landscaping, children's play areas, pedestrian and vehicle entrances and exits, cycle parking, and basement space. The project design is led by Pilbrow & Partners, with landscape design by Exterior Architecture, project management by Trigon, cost management by Gardiner & Theobald, structural engineering by AKT II, and M&E engineering by Hoare Lea.

Vauxhall Square previously had an older development consent, but main construction had long been stalled. The new development team, Cedarstone Capital Partners and Bmor, restructured the scheme and submitted a new planning application in October 2025. Compared with the earlier scheme, the new version significantly increases tower heights and residential density, raising the tallest building to 69 storeys.

The Lambeth Council Planning Committee approved the project on 8 September by 4 votes to 3. Planning approval still requires completion of a Section 106 planning obligation agreement and processing of subsequent review by the Mayor of London's office in accordance with procedures. Current project plans indicate that construction is expected to start in early 2027, with the overall development expected to continue until around 2032.
