UAE's BEYOND Launches 272-Office Project, Completion Set for Q3 2029

en.Wedoany.com Reported - On October 7, UAE real estate developer BEYOND Developments unveiled The Yards Plaza commercial office complex project in Dubai, planning to build 4 office buildings with a total of 272 offices, along with supporting commercial retail, dining, and leisure facilities. The project is located along Sheikh Mohammed Bin Zayed Road and is part of the The Yards master development, with completion expected in the third quarter of 2029.

The Yards Plaza adopts a layout of four interconnected office buildings, with two levels of commercial and dining space at the base, and the building cluster arranged around a central landscaped courtyard. The project plan includes public terraces, shaded walkways, green areas, and outdoor seating spaces. The building facades feature a continuous facade design, integrating openings, shading elements, and landscaped platforms to organize indoor and outdoor spaces.

The commercial complex also plans to include a business center, gym, swimming pool, and padel courts, with these facilities to be managed under a commercial operating model. The ground-floor retail and dining spaces connect with the office buildings, while the public terraces and courtyard feature pedestrian pathways and landscaping, linking the office buildings and surrounding commercial areas.

The Yards master plan, in which The Yards Plaza is located, covers a total area of approximately 165,000 square meters. BEYOND announced this master development project in June 2026, with a planned investment of approximately AED 4 billion, a total gross floor area of approximately 230,000 square meters, comprising 1,560 residential units, and featuring a green landscape axis of approximately 1 kilometer. Approximately 70% of the master plan's land area is allocated as open landscaped space. The office complex launched this time is part of the commercial development portion, and the AED 4 billion represents the master plan investment amount, not the investment amount for The Yards Plaza alone.

BEYOND previously launched the 31 Above commercial office project in Dubai Maritime City. The Yards Plaza is the company's second commercial development project launched in Dubai. The developer plans to continue expanding its project portfolio in the fourth quarter of 2026.
